It's assessed value dropped from 138 to 132K because it is unfinished on 800sf and I pulled the worthless guttering off and left some hanging for the tax man to see...It was originally a divided one room cabin built in 1976. The 2nd floor and studio apt. and greenhouse/wood storage rooms were added in 88/92/2000. So here's the numbers 132k assessed value, 225k replacement value, for sale at 125k. It is 20 miles out of Fairbanks and homes sell for 20-40k above the assessment value....you wont find anything this cheap. The 20x30 garage on a cement pad is worth over $25k and the 5 wooded acres is $16k taxed but sells for $5k an acre. You can finish out the one side and live in 1/2 and rent out the other side for $1200-$1300    .
